Common questions that home sellers ask 

Q. I am thinking about moving and would like to know how much my property is worth. Can you help and how much will it cost?

A. Yes, I can help you determine the current market value of your property by preparing a complimentary Comparative Market Analysis. The process is done in two steps. First, I visit your home for a few minutes to meet you and to view the property and its features. After I do my research, I revisit you to review the CMA findings. There's no obligation and no pressure... I'm always glad to help.

Q. What's the difference between a Comparative Market Analysis and an Appraisal?

A. Both are estimates or opinions of market value. A comparative market analysis is typically prepared by a licenced Realtor©, often at no cost to a prospective client. There are no standards relating to the comprehensiveness or quality of a CMA; therefore, the value of a CMA depends largely on the expertise, experience and effort of the Realtor©. An appraisal is prepared by a professionally-designated appraiser. Residential appraisals may cost several hundred dollars depending on the services provided. I always encourage clients to seek expert legal, financial and/or other professional advice if they have any questions or concerns about buying or selling real estate.  On request, I would be pleased to provide referrals for members of the Appraisal Institute of Canada.

Q. What real estate forms does a Seller have to sign?

A. When you sell a home or condominium, there are a number of forms you may be asked to sign. Below are the most commonly-used real estate forms for your review. Please let me know if you have questions about any of these documents. 

Note: Many real estate lawyers disagree about whether Sellers ought to complete a Seller Property Information Statement due to several ambiguous questions on the form that may lead to future liability. I always encourage clients to seek expert legal advice before signing an SPIS.
